Property Condition and Value Are Preserved With Detailed Move-In and Move-Out Rental Inspections

Recent California laws require that photographs be taken of a rental property before and after move-in and move-out when deductions are being made from the security deposit.

The law changes nothing about how we manage Santa Rosa rental homes at Prestige Real Estate & Property Management.

We were already taking those photos. It’s how we preserve the condition of your property. It’s how we hold residents accountable and ensure your investment continues to grow in value.

Inspections Improve Property Maintenance
and Lease Enforcement

Moving In

The move-in inspection conducted by our talented team of Santa Rosa property managers will include ensuring that the home is ready for occupancy. We’ll check every detail, from each outlet to all appliances. Residents receive a property that’s clean, functional, and attractive. They know this is how we expect to get it back.

U

Pre-Move-Out

California’s rental law requires that we offer residents a pre-move-out inspection before the end of their lease. This is an excellent opportunity for us to explain move-out expectations to tenants and to get an early understanding of what will be required during the turnover process as we prepare your Santa Rosa rental for the market.

Moving Out

After residents have vacated, we immediately get to work inspecting the property for damage and deterioration. While we’re managing the security deposit return, we’re also making repairs, discussing updates and upgrades, and thinking about the marketing strategy that will deliver a new tenant quickly. Our inspection is detailed and documented.

The Value of Detailed
Inspection Reports

Every inspection we conduct at your Santa Rosa rental property is well-documented, and you’ll receive a complete inspection report, with photos and notes that tell you how the property looks, where we’ve noticed wear and tear, and whether any tenant damage has been detected and deducted from the deposit. This inspection report offers a lot of value when it comes to preserving profitability and increasing what you earn in rent.

Make Security Deposit Deductions

More Info

Every deduction must be documented and lawful. Our inspection reports support what we charge residents and demonstrate that they’re aligned with California rental laws and tenant protections.

Consider Property Improvements

More Info
Inspections before and after a tenancy give us the opportunity to recommend updates and upgrades to improve property and rental values. Even minor and aesthetic renovations will limit vacancy times and attract better residents.

Avoid Deferred Maintenance

More Info
By inspecting at least twice per tenancy, we’re able to avoid expensive deferred maintenance and disruptive emergency repairs. We’ll conduct maintenance walk-throughs as necessary throughout the lease term, giving owners extra peace of mind and increasing tenant satisfaction.
